Flood Risk Assessment

I am carrying out a Flood Risk Assessment at 1 & 2 Clergy House, Cornwood, PL21 9PZ, location plan attached. I would be grateful if you could pass on any information relating to;

1. Recorded historical flooding at the property 

A spatial search around the properties has been conducted and we have a record of eight historical flooding enquiries in the system.

2. Any further details of gullies / pipework in or around the property other than the mapped gulley / locations available on your interactive mapping service

This location and property have a long history of flooding. Due to this, some of the gullies have had an increased frequency for their programme clean. Kaarbontech remains the best data for our drainage systems but we are aware of a culvert northeast of the properties where the cluster of gullies are located that drain into a culvert that isn’t shown – refer to Clergy House drainage plan

3. Any known details of local watercourses in the immediate area and connections to maintenance of these

There is an ordinary watercourse located next to 2 Clergy House. The River Yealm (ordinary watercourse) is also located nearby. It is the riparian owners responsibility to maintain a watercourse located on their land. Certain works (temporary or permanent) that take place on an ordinary watercourse require a Land Drainage Consent.

The properties do not fall within a Critical Drainage Area (CDA).

4. Any relevant information relating to the wider catchment, or investigations (e.g. Flood Risk)

We have a record of internal property flooding at both 1 & 2 Clergy House from the 12/12/2008, the main source of flooding was surface water. We also have a record of a blocked surface water drain 09/09/2008 near the properties.

The properties fall within the low-medium surface water flood risk banding.

5. I am aware the site is on a biannual maintenance schedule. Any further known information on planned maintenance.

The properties fall within Flood Zones 1.
