County Farms

Re-letting Procedures

Holdings generally become vacant as tenants either retire or surrender a tenancy.

Tenancies dating from before 1984 enable the tenant to continue for the whole of his lifetime should he so wish. Since 1984, new lettings have incorporated a retirement clause requiring the tenant to retire upon the age of 65, but following the introduction of the Agricultural Tenancies Act 1995, new lettings are usually for a predetermined length.

County Farms are provided as a gateway into the agricultural industry and it is hoped that within time, tenants seek opportunities to move onto larger farms within the private sector.

When a holding becomes vacant it is advertised in the National Farming press and at least one local newspaper. Those interested, are asked to apply for particulars (usually for a small fee), attend a viewing day when all potential applicants can walk the farm, view the facilities and discuss any matters which they may wish to raise with the Land Agent.

Selection Procedure

Interested applicants have to submit an initial application, which must include practical farm and environmental management proposals, cash flows and budgets and a rent tender. Successful applicants that are short-listed will be visited at home and those on the final shortlist will be invited to an interview.

The interviewing panel comprises up to 5 members of the County Farms Committee and in addition, officers of NPS South West Ltd.

Selection Criteria for Candidates

At the same time as achieving the objectives of introducing new thinking and new vitality into the agricultural industry, when selecting new entrants to farm the County's Estate, we look for the following credentials and requirements:

  • Enthusiasm for and dedication to the agricultural industry
  • Sufficient available tenant's capital
  • A proven background in farming with a thorough understanding of not only the practical side but also the financial management and business side (budgets, cashflows etc.)
  • A successful applicant would have had suitable agricultural experience which may include a period of time spent at a further education agricultural institute
  • The foresight to identiy and exploit new rural or land based enterprises and business opportunities
